As you may have gathered via local-based advertising, mailing and one-to-one discussions, the owner is David Gibson. David has been a resident of North Down all his life and - in his current locale of 20 years - is more than qualified to deal with ongoing developments, legislation and regulations in the Property market. Whilst David's background is not originally in Property Sales, the combination of his vast experience in Computing, Sales and Technology with Legal studies up to LL.B Degree level - will be a great long-term asset to Clients and reputable Professionals alike.

Fact 7 - Legislation

As with all dedicated Professionals, we have to trawl through legislation such as the Estate Agents Act (1979), Estate Agents (Provision of Information) Regulations (1991) and Property Misdescriptions Act (1991) not to mention the RICS Manual Estate Agency Law & Practice. We also own a "Library" of over 100 Legal textbooks covering Case, Contract, EC and Property Law plus access to relevant up-to-date material which assists with our day-to-day business activities - thereby ensuring our clients get the very best in service.

Fact 8 - Valuations

It is often presumed by prospective clients, that Estate Agents are qualified to make valuations. This is not so. The fact is, that valuations are handled by personnel - such as members of the IPAV and RICS - who are capable of making an accurate and realistic assessment of the true market value of any property. As may be appreciated from viewing Section 2 of the OEA
Code of Practice all Estate Agents have to make valuations based on comparative studies of similar properties in any given geographical area. We already do so, but with the express aim of providing clients with a "guide price" as to the current market value of their property. If necessary - for legal and indemnity reasons - we will also contract services of a certified Surveyor or Valuer to complete the process - thereby ensuring criteria for Building Society applications for example, are fully compliant and remain as hassle-free as possible. more
