Gibson Estates (NI) is an
independent Estate Agency practice based in Northern Ireland. Our
Terms of Business are in accordance with the Estate Agents Act
(1979) and Estate Agents (Provision of Information) Regulations
(1991).
Gibson Estates (NI) adhere
stringently to ethics and principles and conform fully with
guidelines and Codes of Practices as stated by the NAEA, OEA and
RICS. We also provide clients with detailed information supplied
by Office of Fair Trading - regarding clients' rights and duties
of Estate Agents - prior to negotiations and signing of
agreements. All
accounts are itemised and our fees payable only by client's
Solicitor on completion of sale.
Gibson Estates (NI) proffer an exclusive one-to-one Estate Agency
practice and online service, which is competitive, dedicated and
Professional. As an independent company therefore, we actively
encourage discussion which is aimed at promoting integrity in our
Profession and the Industry as a whole. Gibson Estates (NI)
believes in and adheres to ethics and principles, in that all
Estate Agency matters should be open and transparent. We adhere
fully to the NAEA
Code of Practice
and OEA
Code of Practice. We also support efforts of the
Consumer Association, OFT and RICS in this regard.
Gibson Estates (NI) proffer Property Sales & Services. We do not
act as arbitrator nor legal counsel. With this in mind, we provide
full on site access to relevant consumer and legal information,
which will assist prospective buyers and sellers in their
decision-making process ... without the cost. Gibson Estates (NI)
- as stated in our
Terms of Business
- may suggest in good faith, reputable providers of Insurance or
Mortgage services. As an independent company - and in accordance
with the Financial Services Act (1986) - we do not "arrange deals"
nor provide these services, and therefore only act as a "mere
introducer" where client may wish to avail themselves of services
relevant to the purchase or sale of property.
Gibson Estates (NI) - as stated in our Terms of Business - operate on
a "sole agency" or "sole selling rights" basis -
dependant on the Property or Development. Whilst we do avail ourselves of
full Public Liability and Professional Indemnity Insurances, we do
not hold client monies as deposits, as all fees regarding services
provided under instruction from client are paid on completion of
sale via clients' Solicitors only. In the event of "drop out" from
negotiations by prospective purchaser, this obviates the
requirement to refund monies and interest accrued on any deposit
held on buyer's behalf. This therefore protects all parties in
circumstances where negotiations and services are no longer
required.
Gibson Estates (NI) is an independent practice based in Northern Ireland. We are
therefore not linked to - or associated with - any other company bearing similar
title elsewhere in the UK or USA.
