TERMS OF BUSINESS

Our Terms of Business Agreement is available to prospective clients and legal representatives only. This comprehensive four-page document - containing twelve sections and a Sole Selling Agreement - adheres stringently to legal and regulatory guidelines as defined in Estate Agents Act (1979) and the Estate Agents (Provision of Information) Act (1991). The document also conforms to all NAEA, OEA and RICS official recommendations. As with any contractual or legal documentation, we advise consultation with a qualified Solicitor prior to signing any agreement. Gibson Estates (NI) will gladly supply a DRAFT version of our Terms of Business Agreement to prospective clients and their legal representatives prior to entering negotiations. PROFESSIONAL FEES

Estate Agents
Residential Sales - Normally 0.75% to 1.25% (2% to 3% England)
Commercial Sales - Normally 1% to 1.25% (2% to 3% England)
Property Rental - 10% of 1st Year Rental + £250 - £350 Marketing

Solicitors
Search, Title, Conveyancing Services 0.5% to 1% Commission

Surveyors
Standard Home Buyers Report - £250 to £350
Surveyors - Full Structural Survey - £500 to £750

Our fees are based on the current market valuation of your property - equivalent to ONLY 0.5% - 1% commission. Full Estate Agency Service includes one-to-one negotiations with buyer and vendor, notification of offers, For Sale signs, Professional Photography, Full Colour bespoke brochures, advertising in established quality journals, local-based newspapers and our NEW web site.
